SEWER INSPECTION

A high-tech camera is used to visually inspect your sewer line to check for potential issues. A video is provided of the inspection.

PRE-LISTING INSPECTIONS

$385 Plus Mileage outside of Hays area
A pre-listing inspection advises you as a seller or realtor on the condition of your home before you place it on the market. This inspection identifies any aspects of your home needing to be addressed before listing it for sale or establishing an “as is” market value. A pre-listing inspection ensures you know your home’s value in its existing condition and can expedite the time it spends on the market.

HOME MAITENANCE INSPECTIONS

$350 Plus Mileage outside of Hays area
A home maintenance inspection is recommended every two years or more frequently if you do not occupy your home year round. This inspection is a non-biased, complete evaluation of the condition of your home and its systems and gives you an advantage in budgeting for repairs. A home maintenance inspection uncovers items that need attention before they become expensive repairs.

BANK DRAW INSPECTIONS

$150 - $350 Plus Mileage outside Hays area
A bank draw inspection may be required from your bank to receive funds to move forward on a project. It is important to confirm that the contractor is not getting ahead in payment for the work completed on the project. Additionally, we monitor quality of work in place, manpower levels, conformance to the original schedule, and reviews change orders.

PARTIAL HOME INSPECTIONS

$125 - $300 Plus Mileage outside Hays area

A partial home inspection is if a whole home inspection isn't needed to complete a sale transaction or a specific area of inspection is required. Consider these other options we offer if you need insight on certain components of the house or if you need to clarify a particular issue.

RE-INSPECTION

$100 - $175 Plus Mileage outside of Hays area
A re-inspection is performed after repairs are made from an initial home inspection’s finding. A re-inspection is performed to verify that those repairs have been executed responsibly. A re-inspection gives you the peace of mind that your time and money are well spent, making sure your home is in its best condition.

ENVIRONMENTAL SERVICES

RADON TESTING

Hays area: $125 Radon test only

*Areas outside of Hays are subject to mileage and a pick up fee determined by location.

The Environmental Protection Agency (EPA) estimates that approximately 1 in 4 homes in Kansas will test at or above the EPA’s radon action level of 4.0 pCi/L.
The US Surgeon General and the Kansas Radon Program recommends all homes in Kansas be tested for radon gas.
Radon is an invisible radioactive gas that has no taste, smell or color.
It tends to collect in basements or lower levels in homes.
The EPA has identified radon gas as the leading cause of lung cancer among non-smokers.
The test takes approximately 48 hours using highly sensitive Femto-TECH continuous monitors and will determine if radon levels in your home are within safety standards.
In addition to Radon, the Femto-TECH continuous monitors record barometric pressure, humidity and temperature which all effect radon levels, thus giving you the most accurate reading possible

MOLD TESTING

$300 Basic visual mold inspection: This includes an inspection for moisture intrusion from poor guttering, poor drainage, leaking pipes, high humidity areas. Any suspect areas are then inspected for visual signs of mold. This inspection also includes one swab or tape lift and lab analysis. Additionally, a report from the lab analysis and from the inspection are included.

$55 - $250 mold swab or tape lift test: Any additional areas suspected of mold can be swabbed and tested in a lab. This test will differentiate from staining and discoloration and active mold. Or can determine if mold spores are in other areas of your home, including black mold. Price depends on the target species.

$350 air test: If mold is suspected in non-visible areas or if mold is suspected of traveling throughout the house, an air test can be conducted. A minimum of 2 sample areas must be tested, which are included in the price. Each cartridge is then sent to a lab for analysis. Additional areas for testing is $55 each cartridge.

Molds are usually not a problem indoors, unless mold spores land on a wet or damp spot and begin growing. Molds produce allergens, irritants, and in some cases, potentially toxic substances.
Although EPA has no safe exposure thresholds established, mold testing can confirm suspected mold versus staining or discoloration.
Additionally, testing can determine if elevated levels of mold exist in your home compared to outside base levels.
Mold testing can also be used to confirm mold has been properly removed after remediation.
